Elmington Estate

Elmington Estate, a 1960s high crime estate in Camberwell, has been replaced with a striking new development which re-establishes the basis of a traditional street network.

In the largest single SRB (Single Regeneration Budget) initiative from the London Borough of Southwark, the Peckham Partnership was charged with replacing five deprived housing estates with over 2000 new homes in an area extending from Burgess Park as far as Peckham centre. Elmington Estate was later added to the project’s scope.

The result of a close harmonious working partnership of two architectural practices, the presently unfinished development will eventually provide over 300 flats and houses to accommodate families decanted from medium rise and maisonette blocks condemned because of structural problems. These will be mainly for rent by Southwark Borough Council, but with a small proportion for sale.

This first phase provides 100 units to let and to avoid moving tenants twice, new buildings have been built in advance of demolition, and have been slotted into the spaces between the old blocks. After demolition is completed in 2005, Phase 2 works will complete a network of streets with private gardens in the interior of the blocks.
