Streets, parking and pedestrianisation

The building layout of Angel Waterside takes clear priority over streets and car parking – the building defines this section of the street, rather than cars. 42 parking spaces are provided in an underground car park, freeing up ground floor space to be used for the public park. These spaces were sold to the apartments on a first come first served basis.

The street access and public park are designed to be pedestrian friendly. Angel Waterside reinstates the street frontage to Graham Street and integrates successfully with the new park via two public routes from the street. The scheme creates a pedestrian and cycle friendly public space along the canal with mature planting and public seating – the long-term goal is for a canal side linear park to connect all the way up the basin.

The building roof height reflects the height and scale of the buildings on the other side of the street, so that the new blocks sit comfortably within existing surrounding buildings.

Angel Waterside provides plenty of informal surveillance in addition to the 24 hour concierge. Windows and balconies run along the canal side and the street frontage is well overlooked by glazed projecting bays and glazed windows of the commercial space. The affordable housing units meet the Secure by Design criteria.
