Adelaide Wharf is a redevelopment of a brownfield site into high- density, high-quality housing within a largely residential area of Hackney.

The 0.43 hectare site is bordered by Regent’s Park Canal along its Northern edge and Haggerston Park to the South. The scheme of 147 one, two, three and four-bed mixed tenure apartments is the result of First Base and Allford Hall Monaghan Morris’s winning design for English Partnerships London Wide Initiative, a government backed scheme set up to provide affordable housing for key workers.

The scheme was designed to use time and resource efficient, modern methods of construction, such as a smart cladding system that required no scaffolding to build and incorporating pre-fabricated bathrooms and colourful balconies.

The result is a bright and functional 5-story block of apartments which surround a central landscaped courtyard with a children’s play space. Two colourful, double-height gated entrances lead through to the court and to a communal lobby space and concierge.

The scheme is socially diverse and tenure blind, providing 73 private flats and 33 for affordable rent. First Base also provide 41 key worker apartments which, through an innovative home ownership scheme, allow key workers to purchase their home at a discounted price without paying additional rent.
