Design process

The East Thames Group found the site which is situated in the larger Lansbury regeneration area. London Borough Tower Hamlets agreed that the land could be used to build high density residential units and the land was purchased by ETG from the land owners. ETG then held an architectural competition which was won by Jestico + Whiles Architects whose scheme aimed to bring the canal into the heart of the site.

The project was tendered to three developers, with the contractors Telford winning. Telford and ETG worked up a JV agreement on a 50:50 split of land. With Jestico + Whiles' input, the 140 units that were originally appraised were increased to 201 units with ground floor commercial units.

An open book PPC2000 with expenditure contract was used, ensuring a high quality standard of work. The project commenced in December 2003 and completed two years later.
